The BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) only works if the after-repair value supports a refinance big enough to return most or all of the cash used to buy and renovate.

A negative "cash left in deal" means the refinance pulled out more than was put in — the property effectively paid you back and can be repeated with the same capital.

This worksheet does not include seasoning requirements some lenders impose before they will refinance a recently purchased property — confirm that separately with a lender.
